Your Simple Building Co luxury echo Cabin is manufactured in our factory and delivered to your site substantially complete. Because every site and local authority is different, there are a few things that need to happen locally before your home arrives.
We’ll help you understand the process, provide the information your professional team needs, and can introduce you to architects, engineers and other specialists where required.

Position, Connect & Complete

Once your home arrives, it is positioned onto the prepared foundation or support structure. Your local contractors can then complete the final site connections and external works, which may include: * Electricity * Water * Sewer or septic connection * Stormwater drainage * External steps or decks * Landscaping * Final site works Once these are complete, your new Simple Building Co home is ready to become yours.

Prepare for Arrival

Before delivery day, your local team should ensure that the site, foundations and access are fully prepared. Depending on the project, lifting equipment or a crane may also be required to unload and position the home. We’ll provide the information needed to help your local team plan for a smooth delivery.

Transport to Your Site

Once everything is ready, we will arrange transportation of your home to your property on your behalf. Transport is charged separately and is for the client's account, as the cost will depend on factors including: * Distance from our factory * Size of the unit * Route requirements * Site access * Transport permits, where required We’ll coordinate the transport process with you and confirm the cost before dispatch.

Final Completion & Pre-Delivery Checks

As your home approaches completion, we carry out our final factory works and prepare the unit for transportation. At this stage, we will also work with you to confirm: * Your site is ready * Access is suitable * Delivery dates * Transport requirements * Offloading and positioning requirements * Any site-specific logistics Payment 3 — 20% Prior to Dispatch The final 20% payment is made before the completed home leaves our factory.

We’ll discuss: * Your preferred model and layout * Finishes and specification * Your site and location * Access for delivery * Any optional upgrades * Indicative programme and delivery requirements Once everything is agreed, we’ll prepare your final quotation and order documentation. Payment 1 — 50% on Order A 50% deposit confirms your order and allows us to begin procurement and manufacture of your home.

Appoint Your Local Professional Team

Because your home is supplied ex factory, the site-specific design, approvals and groundwork need to be dealt with locally. You will typically need to appoint: A Local Architect Your architect can assist with: * Local planning requirements * Building plan submissions and approvals * Site plans * Local authority requirements * Positioning the home correctly on your property Need help finding one? We can introduce you to a suitable architect where we have professional contacts in your area. A Local Engineer Depending on your site and local requirements, a structural or civil engineer may be required to assist with: * Foundation design * Soil and site conditions * Structural certification * Retaining structures, where necessary * Drainage and other site-specific requirements We can also assist with introductions to suitable engineers where possible.

Obtain Your Approvals

Your local architect and professional team will guide the planning and building approval process. While your approvals are progressing, we can provide the relevant drawings and technical information relating to the factory-built home for your team to incorporate into their submissions. Requirements differ from one location to another, so the exact approval process will depend on your property and local authority.

Prepare Your Site

While your home is being manufactured, your local team can prepare the site for its arrival. Depending on the project, this may include: * Clearing and levelling the site * Earthworks * Foundations or supporting structure * Vehicle and delivery access * Drainage * Electrical supply * Water supply * Sewer or septic connections * External decks, pathways or landscaping * Preparing access for lifting and positioning the home Your architect and engineer can help coordinate these works and ensure that the site is ready before delivery. An Important Point Our homes are manufactured and priced ex factory. This means the cost of the home does not automatically include site-specific foundations, professional fees, statutory approvals, local services, external works or transport unless specifically stated in your quotation. We’ll make these responsibilities clear from the beginning so you can plan your overall project with confidence.

We Build Your Home

While your local team prepares the site, we manufacture your home in a controlled factory environment. Building indoors gives us greater control over: * Quality * Workmanship * Materials * Construction programme * Finishing * Protection from weather during construction Throughout the build, we’ll keep you informed of progress and key milestones. Payment 2 — 30% on Completion of the Structure Once the agreed structural construction milestone has been reached, the next 30% payment becomes due.
